Glasgow City Council has awarded planning permission to build more than 350 homes.
The council has approved plans for a “build-to-rent” development on Cathcart Road, near Crown Street Retail Park. The 11.6 acre site has been vacant for more than 25 years, having previously been used as Dixon’s iron foundry and latterly for a Cash & Carry and is currently on Glasgow City Council’s vacant and derelict land register. While this site has been attempted to be developed several times, no progress has been made due to a variety of circumstances.
The developer said the project will provide “a new model of housing” for Glasgow and Scotland, with all of the flats let out “at what would be considered at less than full market rental level”.
According to the Glasgow Times, each apartment will come fully furnished and wired with full-fibre broadband and WiFi; each tenant will have the choice of a bespoke furniture package. A total of 356 flats will be built with 167 parking spaces, and 50 apprentices will be employed during the construction period.
Research published by the British Property Federation shows that the total number of build-to-rent homes under construction across the UK, has increased by nearly 40%.
Craighead properties commented “Whilst we recognise that we could charge higher rental levels, our long-term mission is to provide the highest quality, large, low carbon accommodation at an affordable rent. We believe this to be a commitment like no other and, as a Glasgow-based developer, Craighead is delighted that its first development is in our home city.”
The work is planned to commence this summer and be completed by the end of 2023.
Fraser and Fraser understand how important it is to crack down on the number of vacant or derelict properties which could eventually become dangerous. We are committed to bringing empty properties back into use, we offer a variety of services including tracing missing homeowners with no charges to the council.
Fraser and Fraser operate in Scotland with offices based in Edinburgh. In Scotland, we work with Homes For Good who effectively try to buy empty homes to renovate in order to put back on the market for rental.
