Missing Beneficiary Insurance

Fraser and Fraser work closely with a number of insurance companies including Zurich and Isis Conveyancing. By using multiple insurers we are able to broker between different firms so we can obtain the best price. In fact, we can guarantee it will be less than or equal to any quote from a rival firm.

Once we undertake the necessary research, we are then able to obtain quotes from partnered insurance companies for ultimate protection to executors, administrators and beneficiaries against a claim being made on the estate by any unknown part of the family; after it has been distributed

This research helps to cover all eventualities, such as, unknown or untraced heirs coming forward at a later date, illegitimate descendants or family members who have immigrated to countries with limited records. It also provides reassurance that you are protected from unpredictable events and that the estate funds are secure once successfully distributed.

Nil Rate Band Check

If someone dies after 9th October 2007, it’s possible to transfer any unused portion of a deceased spouse or civil partner’s inheritance tax, also known as Nil Rate Band. We can establish whether some or all of the value of a gift, a death estate or assets held within a trust is subject to a zero rate of inheritance tax.

We can help to prove transferability of a Nil Rate Band allowance by sourcing documentation as evidence, in relation to the Finance Act (2008).

To qualify, HMRC requires executors or personal representative of the second spouse or civil partner to produce documentary evidence to prove they predeceased them.

We can obtain the predeceased partner’s death certificate, probate and marriage certificate in a quick and efficient way. We can help you bypass the time consuming task of search through public records.

 

Probate Property Service

Working in partnership with The Property Ladder Group (PLG) to provide professional assistance with property sales. PLG ensure an efficient and compliant service across the UK, specialising in matters such as Probate and Court of Protection.

The most valuable asset of many estates is often the property, making it vital to ensure all probate property matters are covered.

One of our Partners, Andrew Fraser, is a Chartered Surveyor and oversees all our probate property management cases.

Probate Valuations

We provide an accurate report on the valuation of the property you’re dealing with, providing vital information in order to sell. At least two agents will give their expert opinions on price and market conditions.

Cost: from £195 +VAT.

 

Empty Property Insurance

We can arrange the best insurance for you, as well as replace existing policies invalidated by the property remaining unoccupied. This will protect the property against unforeseeable events.

Cost: £87 per month (incl. Insurance Premium Tax) for properties with a reinstatement value of up to £1,000,000.

Property Management and Security

If you need to ensure the property is secure and fit for viewings, we can arrange clearance, cleaning, organise lock changes and add in required alarm systems to maximise selling potential.

Cost: Quotes provided on a case-by-case basis.

Probate Sale

We’re quick and efficient when it comes to managing a property. We choose estate agents carefully and will coordinate the communication between you and the buyer’s solicitor, their agent and financial advisor, to minimise the risk of the sale falling through.

Cost: 1.75% +VAT (minimum fee £2,000).

Energy Performance Certificate

As a UK requirement, we can supply reports that provide suggestions on how the property could be altered to improve its energy and carbon emission rating.

Cost: £65 +VAT.
